Description

Welcome to Lake Lebanon in Prince George County. This 262+/- acre property has multiple beautiful building sites and is an outdoorsman's dream! There are 3 lakes totaling roughly 60 fully private acres of water, so no need to worry about any neighbors catching your trophy bass! The main lake is roughly 40 acres and is fed by water pumped from Ward's Creek. Its location near the legendary James River flyway provides a unique opportunity for a large waterfowl impoundment as the water is able to be drained for planting corn, millet, etc. and flooded for the hunting season with the infrastructure that is already in place. The second and third ponds are roughly 10 acres each. The lakes were previously stocked with fish so they are loaded with bass! The remaining acreage consists of mature mixed hardwoods, natural wetlands, and open fields. The wetlands flood in the Fall, creating a great natural habitat for mallards, wood ducks, geese and more. The turkeys and deer are plentiful and love the mature hardwoods and Ward’s Creek, which runs through the property. The open fields are perfect for a dove field as there is immediate access to water, gravel, and food. The property was restored in 2023 with a new pump, roads repaired and graveled, ponds inspected and repaired as needed, and more. By right, this property can also be subdivided into 19 waterfront lots if desired with no county approval needed. Conservation easement and stream bank credits are also possible here. Home Run! Conveniently located 45 min from Richmond, 30 from Petersburg, an hour and 20 from Norfolk, this would make an incredible family legacy estate property, a hunting & fishing club, or simply a private outdoors getaway. Don't miss this one!
